Hello fellow real estate investors!
My finance turned me on to the "Rich Dad" book series 5 years ago now, and at that time I was working in retail management. After devouring nearly every book in the series, I KNEW that my future was in real estate investing!
Not long after that, I moved in with my finance, rented out my house as my first investment property - and quit my dead-end job with Office Max to go to work for a local (Minnesota) real estate broker that specializes in real estate investing (and owns like 20+ properties).
Now I have 6 investment properties of my own (3 that I manage myself locally) and others that are managed by a management-company. I also got my Realtor's License and went on a mission to help other women find, purchase and manage their OWN money-making investment properties.
It's NOT that hard to do - I think that the key (like "Rich-Dad" always says) is EDUCATION. It also helped me immensely to have an experienced mentor to help me along the way...
In addition to being a "Sudoku Maniac" I am CONSTANTLY on the lookout for properties that are good investments for myself and my clients.
For me personally, it's not so much about cash-flow as it is appreciation and tax-benefits (and having a retirement fund), but I know that a lot of people really want cash flow from their properties (even though it's become increasingly more and more difficult to find these days).
I also have a website for Investment Property (http://www.greatinvestmentproperty.com) which you can't miss these days if you do a search on Google - and the advantage to this is that the developers from around the country CONTACT ME now - with their projects, which means I am constantly getting new-opportunities to look at and evaluate.
What's great about this, is that I have actually found some opportunities that beginners can invest in, with little money down, that are fully managed - and that are CASHFLOWING each and every month!
I am a skeptic by nature - so I personally travel across the country to inspect each and every one of these new opportunities for my clients I refuse to represent any properties that I wouldn't invest in myself.
Like Robert's books, I base my approach on education (and trust) - so I've written a free guide that you can download if you would like. It's called the "Investors Rental Guide" and it explains everything you need to know about effectively managing and maintaining your own investment-properties (everything from how to get it rented with quality-tenants and how to keep it rented long-term)!
I am not trying to sound like an advertisement here - but I'm guessing that a lot of other women on this forum (like me) that are looking for ways to get into real estate investing like Rich Dad teaches, and I really would like to be a mentor to those of you that are up to the challenge!
I also help people in my own community to find and purchase Minnesota Investment Properties - when they want to manage the property themselves or start their investing-career out with a duplex or triplex that they can live in while they build their credit up to buy more properties. I also regularly host Robert and Kim's "Cash Flow 101" games here in the Twin Cities and I highly recommend it because it really helps!
