    ANY EXPERIENCE WITH BUYING TAX LIEN CERTIFICATES?

    Real Estate Investing -

    I am looking into the possibility of buying tax lien certificates. I have an understanding of them. Can anyone share some insight of their experience?

    Second, I live in a tax deed state. Any information kindly appreciated. Thanks

    I don't - - but I see it has been a little bit since you posted.  I'm curious about your progress.  Have you decided to go ahead with it?

    I am investigating at this point. I will most likely buy some tax deeds and see how it goes.

    Why are you interested? Do you even know what they are? as you made no mention of your knowledge or experience. Thank you.

    Yes, I know what they are.  In fact, I've got a list of the deeds that are up for sale in my county.  I'm not interested for the interest, rather as a way to acquire property for our self-storage businesses. 

     Mostly, though - - - I like forums that have a sense of community.  I like to see people become successful and share their successes with others.  I just wanted to see how it was going for you!

    Sounds exciting. From the information I have gathered, it is not very often that you actually become the owner of the property - as the mortgage lender often steps in to pay the taxes. See the title of the article , so yu can look it up on the Internet and read full article on this subject matter. It is posted on the other Tax Lien Forum on this site. I  found it to be very informative.  

    As it is a down real estate market - it could be that is happening more now.  

    ANYone - kindly weigh in.

     I will be going to the County Treasuers office to get information, auction date , procedures, etc, hopefully this month.  I am buying the tax liens stricktly for HIGH Rate of Interest Returns 

     

    Correction - My state is a Tax Deed State.

    ANYONE who wants to know how it works, this article goes thru the procedure at end of article. Remember every county has its particular rules and procedures.

    P.S. In todays market, I would think that one may be able to acquire "properties" - Just need to do your due diligence to make sure you do not end up with a "worthless" property and understand and watch out for "premiums"

    Sorry - you phrased your question, JUST CURIOUS ABOUT YOUR PROGRESS.

    My dad uses that phrase "just curious" all the time., when posing questions.

    To AROUND-THE WORLD:  My progress is the following: I called to get the date of the next "tax Deed" sale today. It is August 12. I can obtain the list for sale for $10.00 fee.  I hope and plan to buy my first Tax- Deed" (Delaware is a tax-deed state a opposed to "tax-certificate ) . The redemption period is 60 days and the penalty interest rate is 15%.  I am getting excited.

    I told my father about this and his ears perked up when I told him that the interest rates can range from 15% to 24%, depending on the state. If I succeed on my first tax-deed purchases - might be buying more.   BUT- one step at a time.
