    Real Estate Investments as Rental Units

    Hi all, I am just getting started in  Investing in Real Estate.  I have read many books and studied.  I have a mentor helping me to move forward.  My only setback is this:  When I started all this, I had a JOB.  Now that I am ready to take the 1st step and actually purchase a property, which there are GREAT deals in our area which offer positive CASH FLOW, I LOST my JOB.  Now I'm having a hard time finding anyone that will work with me to get started.  Any suggestions?  Is there anyone you know that is interested in helping me with the initial part, which is showing the money (acting as a limited partner) so I can get started??? 

    I appreciate any input or advice

    Unfortunately, if you don't have experience in Real Estate Investing, it might be difficult to get someone to supply both funding & credit support.  As you said, the deals are great right now - but you must have the ability to finance the deals and this requires both capital and credit. 

     Perhaps, you might be able to find a new job - either in your old field or in the real estate field.  The income could help you get started and you may just meet the connection(s) you are looking for in the process.

    I plan to start investing in a couple of months from now and i'm probably going to need people like you in order to help myself get started (hopefully more smoothly)
